Terms and Conditions:

The terms‚ “rental home, premises, vacation home, and property”‚ are one and the same. Any reference to any of these terms within this document refers to Pelican Pass, Villas 1 & 2 at 14A and 14B Calle Belgodere, Rincon, Puerto Rico 00677. The term Guest(s) refer to the individual of individuals renting the vacation home described above, for the purpose of pending their vacation in said property.

Maximum Occupancy: The maximum number of guests is limited to 8 persons. At the termination of this rental agreement, the Guests will surrender the rental home in the same condition it was when they received it. Guests are responsible for the upkeep of the vacation home while the home is under their control. Any misuse or neglect of the property, which causes damage to said property, either inside or outside the property, is the responsibility of the Guests. Damage amounts not paid when property I vacated will be deducted from the $500 Security/Damage deposit. Owners assume no responsibility for lost, stolen, or damaged items that belong to the Guests. This includes losses resulting directly or indirectly from natural events such as floods, storms, hurricanes, or acts of nature. Owner is not responsible for any accidents or injuries that occur on the premises. Owner is also not liable for incidents such as fire, breakdown of equipment or machinery, power outages, acts of war, strikes, theft, pilferage, epidemics, quarantines expenses, or losses sustained by the guest as a result of such incidents or occurrences.

Check in: at 3 p.m. Check out at 10 a.m. Late check outs will be charged $100.00 per hour and deducted from the security deposit.

Minimum Stay: This property requires a 4 night minimum stay. Longer minimum stays may be required during holiday periods. Reasonable use of utilities (gas, water, electric) are included as part of this agreement. Please conserve utilities and turn off the ceiling fans and air conditioners when not in use. Phone cards are to be used for all long distance phone calls. Any long distance charges will be deducted from the damage deposit plus a service charge of $10.00.

Access: Guest shall allow Homeowner or property manager access to the property for purposes of repair and inspection. Homeowner/Property Manager shall exercise this right of access in a reasonable manner.

Rental Rate, Cleaning Fees, Security Damage Deposit: The property is cleaned prior to occupancy and should be left in a clean condition when vacating. The cleaning fee ($100) is to clean the linens and remake beds, but the kitchen, all dishes, utensils, are to be cleaned and put away. Trash should be removed to the designated area. Any excessive cleaning or cost of any damaged items will be deducted from the security deposit.

Security Damage Deposit: A deposit of $500. is due at time of reservation. The deposit shall be refunded within 60 days of the Checkout Date provided no deductions are made due to:

-damage to the property or furnishings;
-dirt or other mess requiring excessive cleaning;
-any other cost incurred by Homeowner due to Guestʼs stay.

Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: 90% of deposit if cancelled 90 days prior to the Check-in Date Deposit and reservation forfeited if not paid in full within 30 days of arrival.

Insurance: We encourage all renters to purchase traveler insurance.

RENTAL RULES
1. Smoking is NOT allowed in or around the villa.

2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

4. Keep the property and all furnishings in good order

5. Only use appliances for their intended uses. Reasonable use of utilities (gas, water, electric) are included as part of this agreement. 6. PETS are permitted only with prior approval and the Pet Addendum must be completed.

7. Parking is limited to two vehicle(s). Vehicles are to be parked in designated parking area only. Parking on the road is permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. The property is cleaned prior to occupancy and should be left in a clean condition when vacating. The cleaning fee is to clean the linens and remake beds, but the kitchen, all dishes, utensils, are to be cleaned and put away. Trash should be removed to the designated area. Any excessive cleaning or cost of any damaged items will be deducted from the security deposit.

9. Septic: The property is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged for damages.

10. Storms: If there is a storm or hurricane, no refunds will be given unless: The state or local authorities order mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest. The day that the authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area, we will refund any unused portion of rent from a guest currently registered.
